The DeRenne Plaza is conveniently located in the heart of the largest national historic district in the country in one of the most beautiful cities in America.
The Plaza Owners Association encourages your participation and solicits your suggestions and recommendations for making our community more comfortable and beautiful. There are opportunities to serve on many worthwhile committees such as gardens and grounds, facilities and the library.
Bylaws: Unit Owner Rules
The intent of the Rules and Regulations of the Owners Association is to promote common sense and courtesy in its member's actions and attitudes. They are meant to protect the common interest in the property, to provide an avenue of relief for problems, and to serve as guidelines for effective operation of the building. It is important to remember that in a condominium community, to the extent reasonable in light of the unique proximity of a condominium project, each member should regard the rights of all other owners and residents to a quiet and peaceful home.
These Rules and Regulations provide for the operation of the DeRenne Plaza and apply to the entire Condominium, each Unit therein, and the Common Elements. Each Owner automatically, by virtue of such ownership, is subject to these Rules and Regulations and shall ensure that their tenants, and occupants of their Units, and their guests and employees, and any other person who may use their Units, will observe these Rules and Regulations.
The bylaws regulate voting rights, association meetings, assessment allocation, use of property and common elements, stipulations on selling and renting and parameters for construction. As each unit is a reflection on the entire property, bylaws may also have regulations on balconies, plants, courtesy to neighbors, noise, moving etc. If you do not receive a copy of the by-laws, please let the Association office know. Assessments
Assessments are the monthly fees associated with condominium ownership. Generally the assessments will include exterior maintenance, cleaning and maintenance of common areas, heating and water. An amount of the annual dues also is reserved for a savings account for emergencies. Depending on the condition of the building, the condo association may impose a special assessment that will be earmarked for a specific repair, such as painting or roofing. Your association has a collection policy that outlines what steps will be taken in the event of nonpayment of dues. The healthier the association, the better the building will function and the easier for mortgage institutions to approve the building for new buyers.
Board of Directors
The elected Board of Directors has a fiduciary and legal responsibility to manage the Association in accordance with applicable Georgia Statutes, and in conformity with the Condominium Declarations, Bylaws, and Rules and Regulations. Board Meetings are scheduled on a regular basis, with date, time and place being posted on the bulletin board next to the Association office. The Board seeks your assistance, input, support, and experience, and in this regard, encourages you to attend the scheduled Board Meetings and to participate in the Advisory Committees of the Association.
